 Fees for real estate transactions are the same as in the United States. There is a 6% fee on the total transaction that is levied at the time of closing paid by the buyer or seller or buyer/seller, unless it is a premium property ($500K+) whereby a 1% discount is extended. The predisposed expectation of seller pays does not always hold true in this country so there is usually a blend of fee obligation or the seller pays 5% and the buyer pays the remaining 1%. Please be cautioned by any company that states the buyer pays no commissions. We recently found a company like this simply jacks the price and we discovered a 14% commission hidden in a $55K house---thievery is what it really was! We are totally transparent in our fee structure; no hidden anything. The established real estate customs do not necessarily hold true in this country as it relates to fees as they do in the States. For example, many sellers here are inexperienced with property transactions and might state a price of $55K for the property and have no inclination to pay for topography, real estate fees or any closing costs and while these are, for the most part, insignificant, the buyer should be prepared to cover these costs. Attorneys develop the contract paperwork for the transaction since there are no "canned" forms, but again, these costs are fairly insignificant. Again, be wary of any broker who claims no fees for the buyer.
We will happily pick you up at the airport or your hotel and show you properties for a full day however a per diem committment of $75 is necessary to cover expenses and the day. Many visitors come with a simple curiosity and many "what ifs" or "fact-finding missions" and we must limit our time to those who have committed to the process of relocation or purchase. I certainly understand the need for these exploration trips and we are happy to perform this service, but this is obviously outside the purview of a real estate broker. This cost will certainly be far less than a typical tour guide, but it will prevent us from becoming free tour guides. This fee, if charged, will be returned at the closing of any property we find for you. If you are serious enough to show up in Grecia, I will buy YOUR lunch!
